I do have some friends that invest in Ohio, and make some pretty good cash flow. 

The cash flow is good when you actually get the rent and make the expensive repairs to these old buildings but the lack of appreciation really sucks so I’m back to investing in St.

I currently short term rent it; however, since the short term rental market is flooded and demand has gone down it seems, my strategy is to turn it into a long term rental to ensure cash is flowing.

PadSplit is GREAT for cash flow and not great for exiting the deal, because you're left with a weird property to sell.
