Randal Your not going to like my input buy just the same...Yea in theory the deal you want can and I'm sure does occur, however so many things are out of your control and can back fire.I like cut and dry, I don't like the idea of messing with someones life as someone ties their deed up offering a solution that may or may not work out for them.

That could even be preferable to the seller of the business as they may be able to spread the sale of the business over 2 years too.Actually, my advice right now, if you just got this account is to slow down and think about what you want to do-not only about this money but, more importantly, with your life.

Forming a partnership makes each partner equally liable for all the other partners - - check this with your personal attorney for ALL the details.There are two reasons for legal entities of any form:to define the relationships between the parties and the economics of the entityto isolate ones personal life from the professional activities, including liability of the entity from reaching back into your personal life/assets.

There are some sticky posts in the Rental property forum that will give you a real life view of the "50% rule" (expenses are 50% of the gross rent), and buy you need to do much better than the 1% rule to have a deal.Frankly, I can't think of a worse place to invest than Detroit.

Hi Everyone,as ive been lurking here for awhile i thought it was time to introduce myself.I am a real estate investor/rehabber from the western ny area.I do prob 90percent of the work with my wife(yes its amazing were still married).Ive been in remodeling my whole life in one facet or anotherWe do one house at a time and so far have bought with cash,but im thinking of starting to use financing so i can have more than one going at a time.just finished one last week if anyones interested i can post pics,just let me know or if any questions id be happy to answer as well .thanks all and good luck
