You can choose a manufacturer and they will work with a builder of your choice or have builder they have worked with in the past. 

There is a decent amount of product sitting in those markets but without the savings at which point many buyers would choose location and a little smaller home  There is such a diverse employment base and strong economy around Madison that it is hard to see what may cause a correction, not that it is impossible  Most of the townships in Dane county are Ag exclusive with somewhere between one building site for every 15-35 acres which puts a lot of pressure on existing inventory and helps to boost the appreciation and the more desirable the location, the better the appreciation  It is interesting to me that most of the builders are relatively local and there don’t appear to be any large national builders or even too many regional builders in this market from what I see.

My realtor is also a builder, and he said it should only take $20-30k to rehab it to move-in ready.

Thinking about calling builders and contractors but not really sure where to start there.

I have a builder with all the number and a land owner in his pocket.

Is there any way I can negotiate with a builder to see if he/she can demo the portion of the detached garage overlapping into the lot I'm selling (this is just a workshop that was added onto the garage & is hanging in the exact distance I need demo'd to be able to sell this) , while patching up the detached garage properly so it is still usable. 

Can someone point me toward a builder?

You also want to talk to the subs to make sure they always get paid on time by the builder.
