I have funds and multiple contractor teams available for Investment projects in the Fort Worth, TX area. 

I noticed you are living in a duplex since you mentioned one side being rented out and you’re living basically rent-free.

I know the basics  about RE but i'm eager to learn more and grow within the community.

I calculated the numbers assuming 1, 2, 3 and 4% annual rent increase.At 1% increase in rent, it takes me ~15 years to be cashflow positive annuallyAt 2%, it takes ~8 yearsAt 3% 5-6 yearsThis assumes 0% vacancy.If I look at cumulative cash flow i.e. net gains (loss) from (income - expenses) projected over all years of ownership, those numbers are worse.

We send our contractor over to quote the project and he reports issues of damage.  

Or millions of worker out there if you give them a project to do?

With that being said this would be my second project, but I keep running into problems when going for a loan to buy the multi-unit.

I have not invested with him so I cannot comment on how his projects have panned out.I recommend asking him for some referrals from investors.

We want to run another 203K, this time converting a basment to ADU (Basically have to do everything: Permit, design, Egresses, full kitchen build, level concrete floors) as well as spruce up the main level.  

Investors who have been doing this for a long time have a differnt view point than their newer peers.It's almost like Maslov's hirachy of needs - once tha basics are taken care of (food, shelter,..) you have higher aspirations.
