I have zero experience in real estate investing but am trying to figure out county tax sale auctions.

Went to an auction today and just have to share this.

I can tell you driving for dollars works, direct mail, cold calling, auctions, going to eviction court and talking to the landlords, and networking.

Personally I think it's a waste of time, REO sell too quick, everyone can see them on the MLS/HUD/AUCTIONS, they require large down payments & proof of funds the LLC strategy takes to long.

hellofirst of all i would like to praise you for being a good tenant. second i would advise you not to spend anymore money with regard to the property. you have to understand that the property still belongs to the landlord even if it's you who's been paying for all the upgrades and repairs, it is actually not your responsibility to pay for the repairs. 

Starting to get interested in foreclosure auctions.

Most of our deals are through foreclosures and are looking for returns in line with what we receive at the auction house. 

Is this a foreclosure auction?

And is there a benefit to doing this deal now vs bidding at the auction?

The auction is in less than two weeks.
