Try to focus on borrowing qualified funds (IRAs and 401Ks), since it's more likely that the investor will look at these funds as long term and not be looking to tap these accounts for large liquidity needs that arise.

I would say you should feel compelled to fix any repair problem that arises in your rental.  

Finally make sure your contract address things that arise out of scope of work and change orders.

A Qualified Intermediary should be able to gather information on your specific transaction and provide you with guidance on issues that may arise.

Although claims involving title defects do not occur on a daily basis, the potential loss, in the event a claim does arise, can be catastrophic to a property owner who does not have title insurance.
