For those who has Unpaid tenant who have been filed Texas Rent Relief program, Does any of you has been receiving the money ?

Does anyone have experience with how the COVID Student Loan relief programs have affected your credit / ability to qualify for a loan?

The paperwork needed is a pain but they are one of the few lenders that will give HELOCs for investment properties.

We are getting ready to see a large number of home owners lose homes due to COVID and the COVID forbearance mortgage payment relief ending.

The Opportunity Zone program allows for investments to be made through 2026, but as part of Notice 2021-10, the IRS offered new relief to Opportunity Zone investors and Funds by extending the investment deadline for gains whose eligibility window had closed last year.‍Any capital gains realized on or after October 4, 2019, and any partnership gains realized on or after January 1, 2019, still qualify for investment in an Opportunity Zone Fund until at least March 31, 2021.  

@David Gatlin I will tell you that as soon as I hired a PM for my first property, it was such a relief.

If they surrender, and you get relief from stay, you can still pursue the property, but you probably cannot pursue the borrower personally. 

That was so much of a pain.
