I would review your purchase agreement to see if the current owner made any guarantees about handing the property over to you vacant.

A problem occurred when the servicer tried to stick us with their entire legal bill.We have another situation that just started in which the servicer is telling us that they are retaining outside counsel to review our defense strategy before deciding whether they will let us represent us or have their counsel do so.

With 5+ units, while they of course review your personal ability, they put more emphasis on the cash flow of the property itself and how its ability to perform is of high importance to them.Always keep in mind the following: 1) market cycle; 2) debt; 3) exit strategy (h/t Bill Ham).As you’re already seeing with deal flow, we’re towards the top of the market cycle with valuation.

What I would do in this is create some sort of literature (Canva.com offers a lot of easy formats) to talk about the project and what you're looking to achieve.

Make sure to read reviews and ask the property manager about any reviews that grab your attention.Some Questions to Ask: How long have they been managing properties?

If the property has previously been a rental, reviewing their rental history is also very helpful.  

Reviewing this will reveal other important clues, as well as potential for fraud.
