I agree with Jeff that renting MHs is a tough model.  

We are on a limited budget for this line item so looking for a long term partner in this respect that is not trying to retire on one or two jobs.

I offered cash to the seller to move out and purchased a couple of the items in the house which were very nice.

I'm hoping to duplicate a similar model here in SoCal but need to calibrate to the higher entry.

The taxes and the insurance get separate line itemized under expenses. 

This includes all walks, drives, electrical, plumbing, bath and kitchen fixtures, appliances, roofing, painting, lawn, landscaping, and all other exterior and interior items.

I had zero construction background when I started and, to this day, still couldn't replace a lock let alone anything significant, but I now have 56 homes.The business model is time tested and it works.

Not saying this particular seminar will do this, however based on my experience that is a very lucrative business model. 

If you are lacking any one of these three items, a bank won't work for you and you should use private money or hard money to get your deal.

The house had updates done and I am now budgeting for a new paved driveway, as well as large replacement items such as a roof that will be needed in about 6 years.
