@David Bennett I am guilty of being the ‘nice and forgiving landlord’ in this circumstance and letting the behaviour repeat so I’m taking it as a learning lesson that being kind and cordial is always a good thing - cause I really do love the people aspect of owning rentals and providing people a nice safe home to live in - but don’t appreciate being take advantage of :-)

Hey everyone,My friend and I are partnering on a deal in Atlanta where he brings 100% of the up front cash (i.e. 20% down payment and $50K-ish for a rehab) and I find the deal, manage rehab, run numbers, and am the brains of the operation (and I manage the buy/hold on the back end) and assist downstream with refinancing.

The most important thing to consider would be that if you're using your HELOC for down payment / renovation costs and holding costs, then the refinance MUST get you all of your cash back to pay the HELOC back to 0.
