I also hate the thought of this family asset my immigrant family worked hard to acquire being sold way under market to any Tom, Dick, or Harry. 

You generally can't scale without leverage.My primary rule is "never be forced to sell'' I'm in it for the long game and that means surviving the troughs.

You have to decide if you're relying on direct or indirect returns from your Real Estate investments (evidently better if you get both, but you should invest if you can survive with only direct returns).
