If I were to ask for private money from people, I would show some of the projects I have done within certain timeline and also the profits I've made to show that I have the capability to do RE Investing.Now when asking money from people, what are the normal promises(i know it's not the best word to choose) or offers when proposing to borrow?

There was one deal I had been working on a month or two back that seemed semi-promising, and I felt like I was doing all of the work I would have to do for Wholesaling, but was only getting paid as a bird-dogger.

I don't want to promise "aunt betty" I can do better than her annuity and then disappoint her.

Market is great and promising for rental properties.

I promise you you will never hear about shower heads, toilet lids, lighting, faucet, etc... ever again!

As an investor/consumer, I have no desire to overpay or participate in fake bidding wars.

Ed,People can file fake liens all the time.You can go through steps to get the lien removed.Right now it is a mark on the title.If this is a big a deal as you say then you and the other agent eat 300 bucks each and be the hero.Time is money.I would much rather have the cash now and do more deals.Right now the seller and buyer are lined up.If you wait to clear a lien things and personal and business situations can change and kill the deal.Did the lady return the 400 the seller sent??
