I always like to hear his story of sales and how he built his business .. having bought 3 Teslas now I can flat out guarantee for 95% of car buyers they will totally dig that experince.. maybe not the car.. but how you buy one is simply genius.. you go to the show room for a test drive.. you can order it there.. they walk you to the computer and boom 5 minutes its done..

The thing that would concern me the most are the smoke detectors in the common areas (hallways and basement). they are supposed to be hardwired and connected. if one goes off all of them should go off. fortunately for you that is something easy to test.

But in general as Alecia mentioned looking for AND TESTING that the houses outlets are 3 wire grounded, not just replaced grounded outlets without the ground wire (very common in cheap fixups).- Galvanized pipe is a certainty and is bad.

It also helps if you know how to code instead of just using excel, it saves you a lot of time if you can build models that can predict the cost by drawing live data from the internet.

(but not zoned for) Property is currently offered at 750k , a property right beside almost identical was sold for 725k on conventional mortgage and it was initially offered for 769k. (5.72% decreased on a conventional mortgage that took almost 4 weeks from pending to sold).So based on this data I have estimated(not exact science) that I could give a lowball cash offer for 550k(maybe w/ some luck) but with some room to go up to 635K (which is a 14% decrease on the listing price and hoping to close fast with a cash offer) 70% of $900k is only $630k, which would be the max you could refi.
