Since she is not on the current mortgage, I wanted to reach out to the bigger pockets network and ask for advice on taking the next step of buying our second property and first rental property.

Once my marketing and networking start showing fruit in Nashville, I'll set the trigger for San Diego. 

My thought process has been like this so far: First learn learn learn, read books, listen to podcasts, hit up my local REIA (which I just found and just need to attend), network, talk to a bank, etc.

Start networking with people that have money.   

My rehab clients source from wholesalers or their network - after you get a reputation for flipping a couple, deals will get brought to you all the time. 

It required routine followup with valuable information (initial contact was at an open house); however, I was able to determine values by comping MLS sales and networking with other agents.

Basically someone I can offload parts of this project to in lieu of DIYing. 

So I'm done taking on new "DIY" jobs for now at least
