Thanks for the responses @Tony Talamas @Brian Burke and @Brian Davis.I received what I think is a very attractive recourse quote that was so far below the non-recourse quotes from Fannie/Freddie and others that I went for it.  60% LTV, 7 years fixed at 3.2% with 4 years of IO.

Though I am a real estate agent I do understand that renting has its purpose.....If you’re throwing $1000 down the drain on rent or $1000 down the drain in interest...it’s apples to apples (especially if you can’t itemize).

If you're trying to utilize the extra equity, I'd recommend shopping some more to see what other brokers/lenders can offer you; both at 70% LTV (to compare apples to apples) and 75% LTV.
