Good evening I have a property I am looking to assume but I can't due to DTI.

I am going to gather the local records from the PD certainly start conducting and documenting inspections.

I'm located in Aurora, CO and have a 6 bedroom house that has a main floor that is already ADA accessable.

I am brand new to investing but looking to take action preferably in the multi family space .

I am not leveraged on this house so I can sell and start fresh but have no idea really the safe way to get started. 

I am a new to this page, I been in real estate for over 20 years and I wear many hats. 

I wanted to avoid all that since that (i am assuming) will make things complicated for me not to mention the timely payment of rent.i am in Chicago cook county and in loop..

I am interested in some markets outside of mine.

I am ok for it personally but trying to see what additional lease terms i can put regarding lease break so that i have no or very low financial burden for breaking say in the 7th month.
