Matthew Rayl I was trying to look up information on the VA Renovation Loan you brought up but it doesn't seem to be anywhere on the VA website.

We have not had it appraised but we did look it up on our county appraisal district website and it about $100,000.

Most of the analyzers you will use do not take into account the peculiarities of the Canadian market (and it shouldn't because this is an America website).

I’ll also caution you to get references...like most things in life, you get what you pay for.

So I've been looking through different websites searching for multi-family properties and practicing to analyzing them using the BP rental calculator and every calculation I've done is nothing close to a deal.
