All those concepts get washed away if you pay off the real estate by reinvesting all rental income into the same property. 

Also immediately buy and set a lease addendum that you need working leak detectors in every leak able spot (under bathroom and kitchen sink vanities, by dishwasher, by washing machine, by hot water heater, by ac condensate line, anywhere basement might flood ( near sump pump).

Can I charge some amount for my labor (mowing, cleaning appliances, pressure washing)   Carpet in the master was destroyed and pee stained, had to pull pad and carpet.

Does the whole thing just wash and it's best to not factor them in at all?

They're machines - so they go in, get it done, and go.  

If I were in your shoes work two jobs, one W2 and the other commission (real estate specifically) to gain some knowledge then build your emergency fund and in a year to three years you'll be a well oiled machine ready to get your real estate business completely full time!   

Other businesses around are all body shops, machine shops and similar businesses.However, at this point in time, this area is fast developing and the bodyshops and machine shops are starting to get replaced by housing units and other consumer oriented businesses.We would like to build a structure on our land and rent out.
