Started getting City warnings of junk on property, regularly, then $500 fines per event.

Even though they "feel" kind of "scammy", it could just be a communication thing, and I can't really figure out what the "scam" would even be really, as I have never played the scenario out with one of these people.I am curious if anyone else in the LA Area- or any MTR area I guess- has similar experiences with these sorts of inquiries, which have been popping up lately- and if anyone knows about them/can shed some light on their legitimacy/nonlegitimacy.Any info appreciated- my vacancy right now is killing me on this property--and it was solid for a year, now vacant like 3 months.

Get started, it doesn't matter what path you take, just start, make mistakes, learn from them, get better, but get started and build equity.If I would have jumped in sooner I would be light years ahead of where I am now (even if my first purchase was bad).  

If its the tenant's responsibility, normally they would have 24 hours after the snow stops to clear it and I would give at least 1 days warning that if uncleared the landlord will clear it at their cost.

I can do everything above board in the light of transparency without having to run around behind the scenes like some seedy underbelly black market.  

But at the same time if its just a little garbage; a few light bulbs here or there; a little sponge mopping; I don't sweat it and just do it and move on to the next tenant move-in without backcharging as I hire a cleaning service anyway every time inbetween tenants."

My negativity has been an issue and I have begun to see the light with  positivity.

Should I give them a 3 day eviction warning telling them to pay or else I will evict them or should I just start the process? 

Hopefully you can shed some more light on how it went down.
