When I was finding tenants myself for 4 long term rentals before switching my focus to rebate buyer agent, I mostly used Zillow/Trulia.

I would also just make your advertising and online presence very loud and clear that you are an 'Investor Friendly Agent', or 'The Investors agent', or ' The Investor Specialist. or similar....

However, a year ago, I opened a brokerage here in Tampa called Investing N Florida, where we manage short-term rental properties, provide training for agents on selling and purchasing investment properties, and specifically equip our agents to work with investors.

I would not agree to that as a seller or a listing agent, absolutely no way.

The funds must move from the closing escrow agent to the 1031 exchange agent.

@Annette Yim- if you are working with a  realtor - ask them these questions ...if you arent working with an agent - consider doing so  until you  get  experience to  work without one ......also - if you will need to use a loan - make sure you are fully  pre approval before making an offer

@Danny Van- thanks  1) if you have some equity in the property - you might consider getting a HELOC in place now  in case you  want to use any  equity in the future ...Its  easier to get a heloc in place on a primary home as compared to a rental  2) contact your insurance agent and  ask for an  estimate for how the insurance coverage and premium will  change  3) consider  a proeprty management firm if you dont want to  self  manage  4)  get any forms and  processes  in place  (  leases / credit checks / bank accounts/  etc ....)

Lender's use 3rd party inspectors who are usually agents or appraisers taking on side work.
