The trick is to find solid property management, which is a challenge especially in Rock county - so much so that I started my own property management company early last year to handle my portfolio.I have listed some of the Beloit properties in my profile if you would like to take a look. 

The people who rent these units know the tricks. 

Just show them that you're working on the issue and responsive, the greatest trick I've had with tenants is to just acknowledge you're listening.
