So, that was the skinny - now...I feel I'm on the right track for saving for a downpayment n closing costs...I have been doing my research as to which strategies I wanna approach and execute on....I guess now that things seem to be going smooth and it's just a matter of time/saving til I can get my start in REI....that...I'm worried when I actually have the money for the downpayment and I go to vet lenders, that the lenders are going to deny me due to the industry that I legally make my living in.

Cozy has the payment lag time (5 days is a long time, especially when ACH's are same day now), no app and not as easy to track expenses.

Since the beginning, there was not any conversation or update initiated by the PM and I always had to track him down after I noticed an issue.

With that in mind most of your contractors capable of handling the larger projects, that is to say completing them on time and in line with your budget, are going to cost a premium.

Interesting thought @Eli Schwartz -- unfortunately I don't have that exact data for this project, but I will try to track it down! 

I have the resources to track people down and have a list of potential properties.
