Different people have different skills, amounts of capital, amounts of time, opportunity costs of their time, tolerance for risk, etc  That drives what type of investing makes sense for them.For instance, I have no interest in the lower end SFH.

I'll add that if the developer is using Hard Money, his tolerance for risk is probably pretty high as HM lenders usually take a substantial part of the profits in fees and high % rates.

She might prefer you simply inspect the property and let the tenant know late payments will not be tolerated any more, hope the tenant starts paying on time and start building up a fund to prepare for a turnover as late paying tenants usually get worse, not better.
