Land to build new houses is getting rarer in areas where it's more populated and because of that most builders around here seem to get the most bang for their buck. either a giant mcmansion goes up or tightly spaced low income housing seems to be all they're building around here.

I've mentioned here and on some podcasts that I've been buying a bunch of single family rentals since July, and I've gotten a lot of people who have asked about what kind of cash flow numbers we're seeing and whether the tight market is impacting our buying decisions.When I tell them about my cash flow (which is relatively small), they tend to be surprised that we're buying so much, and question whether we're doing the right thing...Since I'm pretty transparent about my investing, I thought I would post some data so that others can see my thought process, and better understand why there's more to rental property investing than just cash flow.Here we go...We've purchased 17 single family properties since July.

I only recommend to help get through that initial tight squeeze for down payment, closing, and rehab - and if you have the funds/buffer to pay it back and not pay the interest.

Two, if you did find one, then having someone throw a bunch of cash at you when you don't really know what you're doing seems like a good way to put your family in a tight spot if something goes wrong.My understanding of LLCs is that they're primarily for asset protection.

If you delay the payday, you could still conceivably do a tax deferred exchange down the line, but again, that can put pressure on you in some markets that have tight inventory...this only delays the taxes, it doesn't prevent you from paying them.
