I believe the key, though, for the state test (because it is very different), it was helpful to know the material well enough to understand situations practically, then using what you know, figure out the answer/solution.

It sounds like he is looking for an easy solution to keeping his place rented and guarantee himself an income (from the State).  

I want to be part of the solution as well, even if it's one family at a time.

He has just been using Excel to catalog and has been keeping receipts, but we were hoping for a more sophisticated solution and approach when I take over.

I'd love to hear what the biggest pain points that you have to deal with are and hopefully will come up with a tech solution. 

The first agrees not to move forward to FC for some other reason (working on Deed in Lieu with borrower, short-pay or some other solution).Even if the FC is stopped (for now), it can easily start again.

If you really like the tenants and would hate to lose them, can you maybe counter it with a positive white noise solution?
