Unlike a hotel, the decision maker in a complaint is not at the property.  

I rent a hotel room when I visit since my home is not available during high season.

Keep in mind that many of the bigger hotel players had a major position in controlling that business from airbnb types as it directly hits their pocketbooks.

A lot of guests now were former hotel customers and they have high expectations.

You have to be very careful not to be considered a Hotel!!! 

You need a commercial policy since you are basically running a hotel. 

Personally Ive 1031d into - Wholly owned commercial, vacation rental, raw land, multi family, and single family later converted to primary.Other options my clients have gone into lately - Hotels, agricultural land, NNN commercial, DSTs, Interests in Oil and gas, self storage, parking lots, glampgrounds.

Airbnb as well as the entire STR industry has evolved strongly toward professional expectations.What started as apartment renters renting their couch, or a few days while away, has evolved to an industry with many professional housing providers, professional hosts, and sometimes close to hotel type standards. 

Just remember if it is a manufacturing type town ( factory workers ) you might want to collect the rent WEEKLY.I have seen in some places like Dalton GA where some places operate more like a hotel for rentals.You collect the rent weekly on the day the tenants get paid.

Then, educate yourself on the different choices (equity versus debt, residential versus commercial, core versus core plus versus value-added versus opportunistic, retail versus office versus hotels versus self storage etc.).
