@Mike McCarthy it's kind of a unique house, it was a luncheonette with an apartment on the first floor and the 2nd floor has an apartment.

My first flip was built early 50s and constructed the same way. 3 bathrooms with tile floors, walls tiled all the way to the ceiling, and in the shower area, the ceiling was tiled too, stripped down to the studs.

The key is to know what the trends are in terms of floor plan, finishes etc. and to know what the values are and not overshoot.

:D The website was saying in $10-35k, but perhaps that was for an entire floor's ceiling?

You could have it framed and let him lay the floor boards-assuming he is skilled and will do it properly.

We can do minimum rehab, like new paint and floor.

We remodel the bathroom, did some updates to the electric, painted most of the rooms, replaced some carpet and updated the hardwood floors.

I already have several sets of guests slated to check in over the next week or two during the "banned" period. 

If they are a floating floor and the parts that click together are in good shape, it shouldn't be a problem.
