In short, you need to ask yourself how will the appreciation that has occurred over the recent years be sustained, and what driving forces will happen going forward to continue the price trends of demand > supply?? 

I would not charge them too much or they may change their mind and stay put for now, which will only delay short term the problems that will come from these tenants.

They say off market, but those guys are all serious enough that not calling it a second market is almost selling them short on the work they put in. 

I personally go with very short term financing but the majority of my properties are paid off so in the event of vacancies, I don't necessarily have a mortgage to cover.

Or find other investments to build on a smaller scale for now.Some jobs are worth keeping in the short run for how much they can pay you now, you save every thing you can and invest it.
