The sellers can see the market is on fire and they are not wanting to sell at a discount.

The risk is very high and I don't see the numbers being amazing for you no matter how you slice it, especially because your end buyer is going to say "this house is condemned, I need to put X into it and I'm trying to make a profit too!

You could include a viewing prior to inspection contingency so that you don't have to pay for the inspection in order to see the property.

However, it is better to hire a professional, you can see the difference, especially if you one day want to sell the property to a homeowner. 

In theory, I did not even have to see the place... and I won't be there for the closing since it's all by email/overnight mail.
