As for going into commercial, it is really a matter of personal choice: do you want to stick to what you know or prefer to grow/scale. 

See their processes, how they manufacture deals and most important walk some homes.  

So where is the truly useful data that is updated often and would provide accurate and recent data (on a mass scale) for skip tracing? 

Seems hard to scale without multiple millions of equity. 

If you want to scale bigger and perhaps leave your W2 (assuming you have one), then you may not be able to cash flow enough from of a small portfolio to maintain or increase your lifestyle.

I will also have a very high savings rate on a pretty good income so I’m gonna use that HELOC to scale up BIG TIME.

Of course, if we could spend $500 and get a guaranteed $4k back we would do that and repeat and scale. 

It was on a slightly larger scale with each tenant having 2-6 employees.

I realize I could continue to slowly add a unit every year or so, but I'm really looking to scale at this point.
