They would first have to declare the loan in default, you would have time to respond, then file a complaint, schedule a court date, properly serve you.....this could take months.

Specify that anything that occurs which falls into one of those categories must be responded to within 15, 30 etc. minutes depending on your specifications.I manage a large apartment complex and we do treat broken pipes as emergencies (some companies don't).

That said, she responded to me promptly and got me out to see the home so I felt I should write my offer with her.I explained to her that this would not be an owner occupied property and that I would be using a hard money loan from dohardmoney.com.
