Why can't do you do that at the lease renewal?

By the time a tenant is facing eviction, or lease non-renewal, all the reasoning in the world has been covered.

I can handle that discussion but the other part of the problem is our contract is written that he gets a % of rent collected each month and that lease renewals and filling vacancies are part of his fee.  

Maybe she won't renew with you when the term is up.

I need to renew the lease on one.

Renewals may be effected and the next lease may be less due to market demands.

If you put "by owner" in the title you could attract more attention since the tenant would be dealing with you rather than a big real estate conglomerate whom generally all have the same screening criteria.I usually create between 5-10 ads per property with all different wording and renew each of them every other day to create more interest. 

I'm "hoping" things will stabilize for me now that I've owned the properties 2 years and had all the tenants stabilized (1 eviction in 2014 and many lease renewals).Hope that helps... and hope the property is in Ogden or I may be way off the mark :)

I own a four-plex and live in one of the apartments.One tenant's lease is up for renewal in early January. 

They are urging me to let the current renters renew at $850 because they are clean, have actually added value to the property (paid for new garbage disposal among other things) and pay rent on time.
