@Samuel Larson Any of those lenders would require 1st position, so if the remaining balance is financed through a bank, they would also require 1st position (i.e. it won't work).

I would recommend finding the remaining life for the big items (roof, hvac, etc) and breaking out the cost needed to replace/repair.
