I'm working on a research report and looking for a reliable source for the size of the non-performing and sub-performing residential mortgage loan market in the U.S. defined by either value of debt or amount of loans.

You either need to pull the info yourself, pay someone, or find a reliable service.

As a real estate investor / landlord / property manager -- I'm always on the hunt for affordable & reliable help and Angie's List has a ton of reputable companies to contact for quotes, etc.  

Does any one know a reliable contractor in the Orlando area?

@Trevis Kelley You probably won't have access to reliable cap rate comps for this size building so forget the direct cap approach. 

Also came across the corelogics realquest service, would this service be worth using and be more reliable than the free resources?

My now ex-property manager steered me away from vouchered tenants, to my dismay, and toward lower-paying, less reliable market tenants because qualifying a property through the inspection requirements of Baltimore's Housing Choice Voucher Program (Baltimore's moniker for Section 8) is more demanding and time-consuming.

(:Definitely talk to @Jake Thomas , and there are a couple of other reliable folks you can count on around here as well. 

Once you have reliable vendors I find that problem goes away.
