@Joe Demonte Joe, I have degrees up the wazoo, and I don't think that they really have helped me at all in the real estate investing business -- EXCEPT in one critical area.  

Based on zillow/red fin, the home is now worth $470-$500K.

:) And just think of the gossip that goes on too, that alone is worth leasing the place.Seriously, I'd say you facny guy chef will ge bored easily, guess he could do some something once in awhile, but stick to the meat and taters, best vegies you can find, greasy spoon style, I'd say that is a winner.

Sometimes it seems the guests don't get to the meat of the topic until about halfway through, so being able to go over time would be a good option.

That's a huge red flag.
