Personally, this month is on pace for my largest production ever with $2.585M set to close this June.

Looking at the homes on the market, prices vary wildly from $~200-$400+/sqft and it doesn't seem to correspond to just the quality of the house.

How can we enforce a condition where that house should be sold only after group's approval, and should be sold only to another family with a spl needs person.

Personally I think $1.05 is not a smart listing price.

The good news is that interest rates are lower than in the US and quality of life is amazing there.

We've done this personally on refis with just a lease,  but through a local credit union so I'm sure it's different. it seems like there is a lot of potential problems this would create for the owner, tenant and PM if the lenders have to have a signed lease and all funds upfront, before the loan is closed.

It really depends on the condition and if the person smoked indoors and was a heavy smoker.You are going to have to wash all of the surfaces with TSP, chances are you will need to repaint (especially if they've been there for 10 years) and may need to stain block the ceilings before painting. 

I can’t work with interest due to personal preferences so I don’t know what option will work the best for me.
