We do mostly buy and hold and do many cash sales so I am not paying a lot in commissions on retail sales - so it all depends but I have no interest in getting a license and do not think it slows me down much at the rate we are going now  (about a house a month).I am sure there will be people that argue against this point, but I think I make more money than my realtor and I don't want to trade how I am making money now to get the piece he gets.Good Luck

If you need the money to sustain then the money from buy and hold is slow, it is long term play, so you would then probably want to rehab.

They may give you a secured loan against the one you have but it may be more productive to bring them the specifics of a deal on another property and have that property secure the hard money loan.

I dont know of anything right now that fits what you're looking for off hand, but there are some neat products coming out these days, I bet there's something out there that'd work for you, I've seen some stuff for out of country investors.
