Side note, similar to what I aimed for...took 2 years to save down payment and 6 years to pay off primary, of course have moved up a few times, but paid cash for difference and saved buying rentals along the way, just bought another 6 days ago...woo hoo!

Yes this is a great idea I would recommend 95% LTV (5% down payment) conventional financing with a paid up single premium MI policy if this is a 1 unit home (higher down payments req for 2-4 units on conventional).

I really don't understand why the government requires someone to have a license to even explain a security, or an insurance policy or even a vehicle after so many transactions in one year to have a license to do so and not require any person transacting more than two RE transactions, of any kind, to have a license.
