A good realtor is a key player on our PowerTeam, (I love my realtors) but it's usually a mistake to seek investment advice from your realtor.

@Jonathan OlivaresYes it is possible. most of the players in our market that are doing this stuff started at least 7 years ago and now do 20 flips a year.  

I do turn off the away/learning capabilities of the thermostat.Additionally I  just asked for advice on energy monitoring devices and have thus far had a good experience with the products discussed here: https://www.biggerpockets.com/forums/52/topics/430...Hope that helps! 

A good GC is a good GC, but they aren't the only people capable of doing good work at a fair price.

The big players will just move away.  

I'm looking to find the big players in my market/community to learn and model some of their systems and most importantly bring about value that could lead to deals or even possibly a partnership.

Maybe as I learn more about DM and grow my business i'll be able to send out MASSIVE, consistent and wonderfully engineered DM campaigns much like the big time players like yourself. thanks for your post and insight. 

If you are totally new to this business, and are considered "high risk", then this would jump to 18% to 24% interest on the funds actually lent, similar to what HML players get.
