My contract does not have early lease termination clause in it and I am in Tennessee.My preference would be to give her until end of August and start showing the property right away.Otherwise I have to wait until September to start showing the property.Thanks

If this is a very angry person you might also consult a lawyer on your options should they threaten you personally. 

I personally have nothing but nightmare and horror stories, not necessarily problems with the tenants, just problems with the procedures and the paperwork, poor communication from the HUD caseworker etc... 

If you really want it, for whatever personal reasons, do your due diligence.

You were sent a purchase contract by the wholesaler that is not signed by the seller so there is no contract . 

But, you can't determine quality by simply what they charge.....as there are plenty of terrible agents who also charge a lot.You'll need to determine what value they bring to you personally and do a cost benefit analysis of whether the cost is worth it to you or not.
