Make sure you are asking for a good sized deposit, and when renovating, use materials that are hard to damage (LVP on the floors, higher sheen with the paint, higher quality faucets, maybe solid doors).

No way you can see things like copper pipe tied into cast iron, asbestos tile or asbestos wrapped piping in the basement, lead paint, and many other issues that can cost thousands.
