Qualities like location (near the beach or in the heart of downtown), having a pool, a large yard that you can build out with outdoor activities, or unique bedroom count (I'd go very small or very large) will increase your odds of success.Good luck with your search!

Only a very specific and rare seller will even be able to entertain the idea, and of those only a small amount will benefit from the arrangement.

Tenant also has the responsibility of shoveling the outdoor steps and sidewalks.  

This is a grey area and tax pros, as well as their clients, have options that should be entertained based off of everyone's risk tolerance and individual tax positions.There is no black and white here. 

I’m unsure what this summer will bring though with Covid...will people be anxious to get out in the sun, or still scared to go out with limited dining and entertainment options.

This is why I stay away from HOA's unless they are just for simple outdoor maintenance and have zero say about renting and tenants.

I will not entertain them.
