If you do, I would mention the lack of communication, below market rent, maybe leave the complaints from neighbors out of it but do mention them leaving stuff outside etc.  

Good Communicator: Communication is vital in any meeting.

If you don't have any communication and I don't know the laws in MN, but if you lived in GA, I would suggest your friend "evicting" her in court and get a judgment.
