I cannot (and would never) communicate with the tenants that until I am the legal owner of the property but the P&S has strong language that no lease can be amended, extended, colored blue, etc.

Those kinds of leases can often be invalidated in court.If this is an above board lease the tenant likely had language in their lease where the future landlord/owner has to HONOR the provisions in their lease as long as they are legal and enforceable in a court of law.Did you pay all cash for this property or get a loan?
