I get I'm not going to get the best unit in the best neighborhoods at a pretty low cost but my thing is the tenants.

I know the house hacking concept but we rent in a really nice neighborhood and we have no plans for buying primary residence, I was want to start rentals buy and hold for passive income later refi and get the next one ans so on....

Questions/Advice:-What neighborhoods specifically are desirable as vacation rentals?

Theirs is a really well updated 3/1 in a good, close-in neighborhood.

3) What is the condition of the exterior and how is the neighborhood?

I was told I need a Texas Nexus Questionnaire, I was also told I need to fill out a Certificate of Formation, and an Articles of Organization.

Do not cause a parking problem or any other issues in the neighborhood.  

Heck, my personal duplex in a much nicer neighborhood has window units for both my side and the tenant side (no egress issues).   

Check with the Planning and Zoning Boards to make sure no applications for any objectionable "use" are pending for your neighborhood.
