Might sound stupid but you could be spending a lot of time together.That's pretty much what I look for and what I try to be when I mentor people.

Be Transparent Always...Most teach deceptive measures when You are mentored or coached CORRECTLY.

My mentor strongly encouraged me to be neutral-- if you weren't there, you do NOT know what was said/done/why, it's messy-- but has nothing to do with you.

Hello, I am a Junior in Highschool and i know that for my career in the future that I would like to be involved in Real estate such as wholesale-ing and flipping houses etc...

If renting the property is an alternative exit to flipping it (and you should ALWAYS have at least one other exit possibility), then you need to read up on and listen to some podcasts about the BRRRR strategy.Please don't take this the wrong way, because I applaud you for asking all these questions, but I think you might need to find a local mentor or partner for this first deal. 

Build that relationship, maybe one will mentor you, and have the process/system down before you find that smoking hot deal.

Aside from the financing, running this business solo with no outside help, and no mentor that I could look towards has been a bit difficult at times.

I am looking for a possible mentor to work under in the greater Pittsburgh area (PA, OH, WV.)
