I was envisioning the spring loaded curtain rods with rubber ends that adjust tot he wall width, but if I may them provide the rod and they choose one they need to drill into the wall that could be bad.

My fear with the dark color is that it will make the rooms seem smaller.And may not go well with some of the medium/dark trim.But I'm guessing it will hide dirt really well so that might offset that some.I'll say this much.

The city make ups are similar: highly dependent on public employer (govt, city works, etc) , major farm industry towns, medium salary $48K.

I don’t deny that I am new to this, but I have been researching this, as well as talking to as many investors as possible to find a happy medium.

In my market a 4-2 would certainly attract more small/medium sized families than would a smaller 2-1 house.

That was the issue with my tenants "fridge situation "......they didn't want to set the cooling gauge to medium or higher.  

Same goes for people who don't reply via the requested medium, IE "text or email to setup an appointment" and I get a message via zillow or a 1am call.

It seemed too good to be true, so I looked a little closer at it, and found it is directly across from a medium-ish (maybe an acre) sized cemetery.
