Network in Facebook groups to get on wholesalers lists so that you see what they are getting.

They watch these stupid shows like Million Dollar Listing and other Bravo TV shows which make real estate investing so easy.

I've wholesaled 35 deals in Texas, and in all regions (East, West, Central, North, South) so I could be on your list of folks to talk to.

The listing agency is saying it would be about $20,000.00 per month to borrow that much but considering you should be able to get a bare minimum of $1,250.00 each unit per month, and probably more, there is some cash flow that could be made.  

Im a new wholesaler and ive got my eye on a sfr thats listed for 265k free and clear owner, the whole inside is gutted so all it needs is appliances tiling/carpet, countertops etc... outside is mint and updated already.

Listings are stale and easy to beat. 

Listing prices/property taxes are awesome and rent prices look good as well.

Make a simple spreadsheet or written list with the features of each and see which ones appeal to you most.

If these tenants passed your initial test for being good tenants, you should get them on annual leases.

I am in the process of purchasing a new rental property and expanding on this initiative in next few years.
