I would select a market with a large dense population, a relatively high median income, job and population growth, venues for sports or entertainment and an area near hospitals.

I think it will be beneficial for everyone to have nationwide lenders that they can show to their end buyers to legitimize our short sale business.This would not be an advertisement for any one lender/mortgage broker but a resource for everyone to reference in the future.

It's not so great for a "hey call me and I might buy your house" billboard for the following reasons:1) It's hard to take a phone number off a billboard while driving by.2) There's 43959430 other signs competing for attention.3) There's anywhere from a few minutes to a few hours before someone can legitimately act on your message...that's long enough to forget.I would recommend a television campaign with a memorable website address.

Personally I will accept Section 8 tenants if they are legitimately disabled or otherwise unable to provide for themsevlves, but I will not accept tenants who are able but unwilling to work (although with the passage of the HOME Act in both Baltimore County and Annapolis I may  have to reassess that approach).In my experience with Baltimore County's housing department specifically, my biggest complaints are 1) poor response time to emails (calls seem to work better), and 2) their annual inspection process which requires the tenant to wait at the home from 9-5, and strongly encourages the landlord to be there as well.If you are okay with the program from a personal/political perspective, and this specific tenant is clean, responsive, etc. then I wouldn't hesitate to take her on.
