3) Hard Money Loans - i just got an LLC for this venture and have my eyes on a few items , would you advise a hard money loan if I am able to foreclose on a property due to other violations/ repairs request ?

It's crazy to sit down at the closing table with clients who are first time home buyers, and when they see the paper that says how much interest they are going to be paying over the 30 years, and what their total cost will be, their eyes practically bug out of their heads =PI suppose you could use an amortization table /breakdown to help sell seller financing too for that same reason.

I recommend keeping an eye on the tool section of your local craigslist.

We are closing off the existing formal dining from the kitchen since it is too small for a modern dining room in our eyes.

Hard money is great when starting out, IF you are going to flip, but not for buy and hold.Not only you can leverage the cash you do have, you also have a 2nd set eyes checking the deal.
